How to do a real estate financial analysis . . .
Using LseMod

LseMod offers 4 ways to enter assumptions for your real estate financial analysis, all accessible from LseMod’s home page.

Use the Do a Basic Analysis forms –  After entering data, change the defaults, make other changes, additions etc. by clicking the Enter assumptions button on LseMod’s home page. Sample screenshots below.

Use the Lease Wizard –   The Wizard leads you step-by-step through a real estate financial analysis (arrows, <<<, point to the next step). Default values can be changed as data is entered. Use the Lease Wizard as a learning and review tool. Screenshot below.

Use the Enter Selected Assumptions button –  Select the data entry section(s) you want to see, then click ok. Only the selected sections will be displayed. Screenshot below.

Use the "Click to go to Data Entry" command –  This is the classic approach since all data entry sections are displayed. Starting with the 1st data entry section, you can scroll down the page filling in assumptions as necessary. All data entry is sections are listed on one page and are color-coded to show required & optional fields and default values.

Do a Basic Real Estate Financial Analysis

Basics - data input form

Use this form to enter the property name, square footage, and rent assumptions

 

Lease Term Input form

Enter the start date and the term. The term can be as long as 16 years.

Do you want reports in thousands or as an actual number?

 

Congratulations, you are done!

To change/add assumptions, use the Enter Assumptions button (screenshot below). If you need to analyze a second alternative follow the steps above, except all you need to change are those assumptions that are different for the second alternative.

 

Comparing Alternatives

Compare alternatives using one of the two independent modules. The first module uses The Link Wizard. It links the files and creates a 1 page comparative management summary and accompanying graphs. Using the Modify Reports button you can sort the alternatives, add/delete comparison metrics and choose from a variety of other options including creating additional graphs.

The second module for comparing alternatives uses the Summation commands. Use this module to compare costs side-by-side such as rent, operating costs, P&L, etc. In addition, occupancy scenarios can be created using selected elements from different LseMod files. Note – Occupancy scenarios can also be created using the Link Wizard.

The Link Wizard

Click the button and start comparing alternatives. You select which files are to be linked. Files can be open or closed, up to 100 files can be linked.

 

Modify reports

When you are done, use the functions listed to sort, add/delete line items, change currency, etc. Note – examples of the types of summaries are in the Reports section and can also be downloaded from the examples.
